3,642 acre Master Planned Community
The North Fork Ranch (NFR) is an approximate 3,642 acre master planned community consisting of residential, commercial, agricultural, open space, and recreation land uses. The potential exists for the provision of a school site within the community; however, this option has not yet been confirmed by the school district. Interspersed within the community are all weather fire access roads, vista points, parks, creek corridors, trails, and conservation areas that contain vernal pools that will be preserved.
A total of 1,374 dwelling units are proposed for development on 3,642 acres, thereby yielding a residential density of 0.40 dwelling units per acre including the six agricultural ranches which range in size from 104 to 358 acres. Currently, NFR has applied for a general plan amendment and rezone to establish NFR's proposed land uses and in particular, the residential density being sought.
A Preliminary Lotting Study or Master Plan has been prepared for "conceptual" purposes only. Once the EIR has been completed, the Master Plan will be implemented with phase specific tentative maps for review and approval by the County Planning Commission. Five phases of development over the next 10 to 15 years are proposed, depending on market growth and the absorption rate, with the first phase being the approximate 500 acres bordering SR 273.
